We also maintain home warranties on all our properties to protect all the appliance and infrastructure in the event something happens while you are visiting, we will have the matter fixed in a jiffy.

All our short term furnished properties have a single car garage or carport with extra reserved parking all included in rental rate; no shared spaces only you have the entire property; 2 full bedrooms; a full-sized kitchen, dining area to enjoy meals; spacious living room, an office area, a storage area, either a full bathroom, 1.5 bathrooms or 2 full bathrooms; patio area, Central Heating and AC and pleasant environments.

The kitchen is fully furnished, along with cleaning supplies and initial set of laundry supplies. Initial set of personal amenities included such as shampoo, conditioner, soap, toothbrushes, razor and more. All bedding mattresses including pillows are protected with breathable allergen and bed bug protection. All bedding also has at least a 2" or 3" cool gel memory foam mattress protector on top of the mattress. Our linens have high thread count so they are cozy and comfortable to use.

Our flooring is mostly luxury vinyl planks, linoleum or hard wood flooring; our walls are special color white, and our furnishings are mostly smooth wipeable finish as opposed to cloth. Some of our properties are assigned pet friendly.

Short term furnished units are provided with Washer and Dryer; Smart TV’s with remotes; COVID compliant cleaning products and the unit is COVID cleaned prior to arrival; Kitchen with space for guests to prepare, cook and serve meals; Cooking basics include but not limited to pots, pans, salt & pepper, single pot and regular drip coffee maker, tea pot, refrigerator, freezer, hot water kettle, dishes, silverware, cookware, dishwasher, stove, oven, microwave, rice cooker, bread maker, toaster oven, hand mixer, tilt head stand mixer, coffee grinder, crock pot, wine glasses, glass drinking glasses and mugs, crock pot, baking sheets, bar b que utensils, blender, air fryer, waffle maker, handi-chopper, board games, and dishes for children. Homes are furnished with blinds, curtains, outdoor grill with propane tank if applicable, outdoor dishes, outdoor furniture, keyless entry, luggage drop off, instant oatmeal, drying rack for clothes, extra pillows and blankets, iron, iron board, usb ports for ease of charging, comfortable furniture to relax and enjoy, programmable safe, dedicated work space with desk, wi-fi available throughout property, bathtub, shower, ceiling fans, portable fans, desk, office chair, clothing storage for folded or hanging, first aid kit, tool kit, vacuum, mop, broom and dustpan and so much more. Initial set of laundry detergent, dryer sheets, bleach, hand soap, liquid anti-bacterial soap, dawn detergent, shampoo, conditioner, razor, comb, toothbrush, toothpaste and so much mare are provided. Initial set of coffee pods, coffee, tea and sugar are provided. Initial set of oil, salt and pepper are provided. All our furnished properties have central heat and ac. Make sure to complete the on-line application. The online application is a licensed confidential encrypted property management software that follows all state and federal laws regarding privacy, credit reporting and confidentiality.

Be prepared to gather necessary documents before submitting online application:

1. Click on "application" and submit an application for yourself as the applicant and fill out a co-applicant for someone 18+ also residing in the property.
2. Make sure to submit the following items as attachments to the application (for each applicant) - driver’s license; 2nd form of government ID (like social security card and/or passport); proof of income like signed employment contract; 3 months of most recent consecutive pay stubs and 3 months of most recent consecutive bank statements. Failure to submit these documents in the application as attachments slows down the application review process. Fill out separate applications for co-applicants if you have more than 10 documents combined to upload. The fee is $45 per applicant.
3. Make sure to complete the petscreening.com for any pet or assistance animal visiting or staying in the property, and it’s also required even if you don’t have a pet.
4. Check the box that you approved e-signature when submitting the application (no need to print and initial or sign)
5. Once the application is approved or denied, I will send a denial or approval letter with terms. Rental criteria is in the online application.
6. Tenant creates their tenant portal in the property management software. Linking your checking account and paying with your checking account is free.
7. It costs $125 in a fully refundable deposit (refunded when you sign the lease, pay 1st month's rent and security deposit) to hold the unit. Paying with your checking account is free in the property management software.
8. All parties sign lease with e signature (using PandaDocs) and the tenant pays the security deposit with 1st month rent within 3 days of signing lease.
9. Tenant provides renters insurance (required by state law in Oregon) or purchases in property management software for reduced price.

If you apply and I don’t get to your application due to a list of completed applicants, then I will refund your application fees.  Only completed applications are processed first.

Our furnished properties are an all inclusive rate of minimum 30 nights including reasonable landscape, electricity, wifi, sewer, water, gas, trash, mailbox, reserved parking and either garage or carport.
